India, as one of the world's rapidly growing economies, places significant emphasis on the real estate and infrastructure sectors, crucial for its economic and social development. Real Estate Investment Trusts (REITs) in India are entities that invest in income-generating real estate properties, enabling investors to participate in the real estate market without owning properties outright. With the establishment of structured regulations by the Securities Exchange Board of India (SEBI) in 2014, the Indian REIT framework encompasses operational funds such as embassy office parks REIT, Mindspace Business Parks REIT, and Brookfield India real estate trust. Additionally, the potential entry of major players like DLF and Godrej into the REIT market signifies expanding investment opportunities. The Indian REIT framework follows a well-organized three-tiered structure, comprising a Sponsor, a manager, and a Trustee, aiming to enhance governance and supervision for the benefit of investors and stakeholders.
