[논문] 재고아파트시장에서 관리비가 가격 형성에 미치는 영향에 관한 연구

This study aims to analyze whether the apartment maintenance cost plays a role in determining the apartment price when consumers decide to reside in there, and also how it influences the price. For this study, information about apartment maintenance costs were used of Apartment Management Info System which opened on 31st, December, 2009, and 589 apartments were selected from three districts (gu) of Gangnam area and five districts of non-Gangnam areas. The analysis was performed under the assumption that the apartment maintenance cost could be one of apartment price determinants. The results indicated that the apartment maintenance cost in Gangnam was a little bit higher than those of the other areas and showed that the cost was impacting apartment prices negatively in non-Gangnam area while it was not a significant variable in Gangnam area. Also, in this study 83% of residents said that they would consider the maintenance cost in advance if they purchase apartments in the future. The purchasers and residents are becoming more interested in the apartment maintenance cost, which will leads to create such positive effects as reduction of cost and efficient use of facility.
