The purpose of this study is to propose the improvement of the classified residential zoning. For this study, residential zones in Dongrae-gu and Haeundae-gu, Busan Metropolitan City were sampled. KLIS(the Korea Land Information System) and LISA(Local Indicator of Spatial Association) were used to recognize the conditions of Floor Area Ratio and to analysis the special characteristic in the residental zones. The classified residential zoning, which are serve to improve the living environment, is controlled in terms of floor area ratio. The development density such as floor area ratio must be adjusted to an appropriate level. If the density is too low, there will be the problems such as inefficient uses of land. While if the density is too high, there will be traffic problems and the lack of public convenience facilities. Both of them will eventually lead to damage to the living environment. Classified Zoning Control in residential zone appropriate to the level of current development density in Busan was investigated. So It is recognized that the residential zones are required to make a readjustment. It is expected that the findings of this study can be used as reference material for the readjustment of classified residential zoning in Busan.
